Residential Pool Service & Maintenance Overview

Town & Country Pools has expanded from Pool Design and Build to include Pool Service, Maintenance, and Repairs. Our Maintenance and Repair Department is comprised of hand-selected, experienced, and trained personnel whose main goal is to save you time and money. Our pool service team is available weekly or bi-weekly so that your pool is waiting for you to enjoy it rather than maintaining it! And our repair team has a “fix-it” mentality and will do their best to repair equipment rather than just suggesting that you need to replace it.

Town & Country Pools has built its outstanding reputation in the Design and Build realm and is continuing that tradition in pool Service, Maintenance, and Repair. We strive to handle your pool service needs with the goal of adding each of you to our growing list of satisfied service clients!

Town & Country Pools provides a comprehensive service program that includes all essential chemicals and labor without the confusion of a’ la carte services.

Weekly and Bi-Weekly Maintenance

  • Blow off adjacent pool/spa decks
  • Vacuum pool/spa as needed
  • Empty skimmer basket(s) and hair/lint basket(s)
  • Empty automatic cleaner bag (Polaris)
  • Check pool/spa filter pressure and backwash/clean filter as needed
  • Clean automatic cover fabric as needed
  • Test water chemistry (Chlorine/Bromine, Ph, Total Alkalinity, Calcium Hardness, and Stabilizer)
  • Use Town and Country Pools, Inc. chemicals to adjust water chemistry as needed
  • Use Town and Country Pools, Inc. salt to adjust salt content as needed (if applicable)
  • Fill and adjust chlorinator (if applicable)
  • Adjust chlorine generator system (if applicable)

Bi-Weekly Maintenance is geared towards clients that are prepared to test and balance their pool water chemistry, empty skimmer and pump baskets and maintain the pool between our visits in order to prevent algae growth and prevent equipment damage.

Treating pools for chloramines, other situations that are not considered “routine” are clean ups after major storms with a large amount of leaves and debris, algae blooms, and mud slides/mulch being washed into the pool after heavy rains. These situations are not included in our flat rate maintenance are invoiced at a time and materials basis.

Currently we do not offer maintenance “contracts”.

Opening

  • Remove pool/spa cover, fold and store on site.
  • Clean automatic cover fabric if applicable
  • Recess deck anchors.
  • Reinstall winterizing plugs in pool equipment.
  • Remove winter plugs installed in skimmers and returns.
  • Reinstall baskets, automatic cleaner (Polaris), ladder(s) and handrail(s).
  • Start pool equipment.
  • Check pool/spa heater operation.
  • Assess water drips and/or leaks and attempt to repair (dependent on extent of problem).
  • Program automated system.
  • Vacuum pool/spa (this does not necessarily mean the pool/spa will be swimmable, as the water may need time to filter clear).
  • Brush pool/spa surface and water line tile.
  • Test water chemistry (Chlorine/Bromine, pH, Total Alkalinity, Calcium Hardness, and Stabilizer).
  • Use Town and Country Pools, Inc. chemicals to adjust water chemistry as needed.
  • Use Town and Country Pools, Inc. salt (up to 200 lbs.) to adjust salt content (if applicable).
  • Fill and adjust chlorinator (if applicable) and/or set chlorine generator (if applicable).
  • Adjust chlorine generator (if applicable).
  • Replacement and/or repair parts used will be charged in addition to opening price

Town & Country Pools recommends that pools with automatic pool covers have the cover and mechanism serviced on an annual basis by the cover manufacturer.

Opening rates include labor and chemicals only. Systems with Nature2 or Duo Clear cartridges require an annual cartridge replacement. Replacement cartridges are not included and will be billed in addition, along with any parts used to repair your pool equipment. Town and Country Pools recommends that pools with automatic pool covers have the cover box and mechanism serviced on an annual basis by the cover manufacturer.

Closing

  • Blow off adjacent pool/spa decks
  • Net out leaves from pool/spa (½ hour included. Excess debris removal will be charged additionally – $60.00 per ¼ hour)
  • Lower water level approximately 12” – 18” below the tile
  • Air blow water from plumbing lines
  • Plug plumbing lines with rubber expansion plugs
  • Add winterizing anti-freeze where needed
  • Remove filter grids, hose off and reassemble filter
  • Remove all drain plugs on filter system
  • Add necessary winterization chemicals
  • Thread out mesh pool cover anchors (mesh cover) or fill water bags (solid cover)
  • Put on winter cover and secure
  • Replacement and/or repair parts used will be charged in addition to closing price

Winter Watch

To keep an eye on your investment in the off-season we recommend winter watches at least every other month until the pool is opened in the spring. While not required, it helps to protect the pool and generally allows for a smoother spring opening.  * Price per visit applies to pools that have a winter cover or use the automatic cover for their winter cover.  Uncovered pools will be invoiced at a time and materials rate.

  • Remove section of cover and check water level
  • Lower water level if needed
  • Test water chemistry
  • Add chemicals as needed
  • Check pool cover anchoring system
  • Replace damaged, anchors, straps, springs or water bags if needed (additional charge for parts)

Pools with solid covers or automatic covers should have a functional automatic cover pump on the cover at all times to prevent water build-up. This is a safety concern. Pumping off the cover between Winter Watch visits is not the responsibility of Town and Country Pools as a part of the Winter Watch service. Automatic cover pumps are available and are highly recommended. Town & Country Pools can provide and install one (for an additional charge) at closing if you request it.
